Replying to @GrannyOutlawIsFedUP! Let’s talk about fixtures that stay with the house when it’s sold! 🏠 Fixtures like TV mounts (yes, even the ones screwed into the wall with huge screws—annoying, right?) stay with the property. Same goes for installed appliances like the microwave and dishwasher. BUT if you want the range oven or refrigerator, you need to ask for them in the contract! What other attached items have caused drama in a sale—whether you’re a buyer or seller? Let me know! 🤔 #RealEstateTips #HomeSellingAdvice #FixtureDrama #alishacollins #realestatebestie #casperwyoming #casperwyomingrealestate
Replying to @Dennis Dobbs Replying to: ‘Sellers realize their house is overpriced.’ 🏡 Honestly, I don’t think most sellers do—even when there are no showings or open house traffic. Many believe someone will eventually see the value or make a lower offer. But here’s the reality: the longer your house sits on the market, the less it’s likely to sell for in the end. 📉 History proves this time and time again. Sellers, price it right from the start! What do you think—do sellers realize when their house is overpriced? Let’s talk about it below! 👇 #RealEstateTips #OverpricedHomes #HomeSellingAdvice #MarketTruths #ListPriceMatters #alishacollins #casperwyoming #realestatebestie #casperwyomingrealestate
Replying to @Marie Let’s talk about pre-listing general home inspections! 🏡 Here’s why I don’t recommend doing one before you list your house: Every general home inspector finds different things. So, if you do an inspection, fix all the issues, and then your buyer gets their own inspection, their inspector is still going to find new things. That means you could end up fixing two sets of repairs! 🛠️ Not everyone will agree with me, but this is why I suggest skipping the pre-listing general inspection. What do you think? Have you done one before? 👇 #RealEstateTips #HomeSellingAdvice #InspectionsMatter #PreListingPrep #RealEstateLife #alishacollins #casperwyoming #realestatebestie #casperwyomingrealestate
Replying to @Cristy Richmond “Replying to: ‘My house has been on the market 30 days with zero showings, and we dropped the price $5,000.’ 🏡 Here are my questions: 👉 What does your agent think about the situation? 👉 Who set the price—the agent or the seller? 👉 Have you been having open houses, and if so, what feedback are you getting? 👉 What kind of marketing is your agent doing? It might be time to reevaluate and have a serious talk with your agent. What do you think could be the issue? Replying to @AimJoBrown Got a low offer on your house after it’s been sitting on the market? 🤔 Here’s the deal: counter like you actually want to sell it. 💰 Don’t counter near full price unless you don’t really need to sell—then hey, do you! But remember, buyers will test the waters to see what they can get away with. Lowball offers aren’t personal, it’s just business. Leave emotions out of it and make a smart move! 🏡💼 #RealEstateTips #HomeSellingAdvice #LowballOffers #KeepItBusiness #MarketSmart #alishacollins #casperwyoming #realestatebestie
Replying to @hummingfieldhomestead I wrote up a list of 26 questions to ask a selling agent before you hire them! 🏡✨ But here’s the thing—you don’t need to ask all 26 at once. Pick the ones that matter most to you. And one more thing: if you get a weird gut feeling about a real estate agent, don’t ignore it. Trust your instincts! You’ll be spending a lot of time with them, so make sure it feels right. What’s the most important question you would ask a selling agent? Replying to @itsbellaontiktok Sometimes selling a house you’ve only lived in for a short time—less than a year—can be tough. 💔 It’s harder to sell, so it’s crucial to make sure everything, including offers and counteroffers, is in writing. 📝 Always counter an offer—even if you think it won’t work or the other agent says otherwise. Deals often come together after a written counter, especially if the gap is $10,000 or less. I’m not a fan of verbal offers or rejections over phone or text—it’s all about staying professional and clear in writing. Have you been in this situation before? Replying to @shorty7333 Sellers, if you know about a problem with your house, you should disclose it—especially if the house has already gone under contract a couple of times and you have inspection reports from past buyers. 📝 Sometimes, I suggest sellers take the house off the market, fix the issues, and relist it. Other times, offering the new buyer a credit makes more sense. But honestly? It’s often easier to negotiate with the buyer you already have rather than starting over to find a new one. What do y’all think—fix it, offer a credit, or keep negotiating with the current buyer? Replying to @ptaylordactyl_ PSA: A floating shelf is NOT a decoration—it’s a fixture! 🛠️ If it’s attached to the wall, like this one with drywall anchors AND L brackets, it needs to stay with the house unless: 1️⃣ You take it down before you list the house. 2️⃣ You exclude it in the sale contract. And don’t forget—if you remove it, you have to fix those holes! 🧹🕳️ Fixtures can cause big misunderstandings, so always clarify. What do you think—fixture or decoration? Replying to @wrinkledsheets When an agent or appraiser pulls comparables for your house, they have to use the right ones, or your pricing will be way off. 🏡 If they go outside your neighborhood, there better be a really good reason—like no comps available nearby. You need to know what’s going on with your pricing! 💡 Also, make sure you know your agent’s track record: ✅ How do they sell homes? ✅ How long does it take them? ✅ Where do they sell? ✅ How many houses have they sold? The right agent can make all the difference. What do you look for in an agent?
