The seller decided to tackle two more repairs before listing! šŸ”§šŸ” āœØ Swapped out the patio door for a sliding one since the lock wouldnā€™t work šŸ’” Replaced the kitchen light fixture because the way it was attached to the ceiling just wasnā€™t it šŸ‘€ (Funny enough, someone in the comments last time said we should change it anyway!) Weā€™d already replaced the carpet, caulked the bathroom, and grout caulked the shower, so these last-minute fixes just made sense. Someone asked if sellers ever give me guff for suggesting repairsā€”honestly? Not really. Most of my sellers call me because they know Iā€™m good at getting houses ready to sell for top dollar. šŸ’° And they listen. Not trying to be arrogant, just facts. Would you rather do repairs before listing or sell as-is? Drop your thoughts below! šŸ‘‡ #HomeSellingTips #RealEstateTalk #MaximizeYourSale #SellForTopDollar #PreListingRepairs #alishacollins #realestatebestie #casperwyomingrealestate #RealEstateTruths
Replying to @user637298108 We can figure out how much a house should sell for on paperā€”but that doesnā€™t account for what buyers actually feel when they walk in. šŸ”šŸ’ Things like paint colors, decor, and landscaping can have a HUGE impact on how fast a home sellsā€”even though none of it comes with the house! I have a client who has sold multiple homes, and her design skills are next level. šŸŽØāœØ Every time, her homes sell super fast because buyers feel instantly comfortable and can picture themselves living there. Lesson? How a home looks and feels matters. Have you ever walked into a house and just knew it was the one? Replying to @Florida Beach B!tch Thereā€™s an old saying in real estateā€”your first offer is your best offer. That doesnā€™t mean you take a shitty offer. It means you work the hell out of it. šŸ’°šŸ’Ŗ Sellers, you HAVE to counter if you donā€™t like the buyerā€™s offer. Even if itā€™s $50Kā€“$100K lower than asking, that doesnā€™t mean the buyer is difficultā€”theyā€™re just testing the waters. Look at this commentā€”this buyer has made FOUR offers, all rejected, and guess what? Those homes are still on the market and taking price cuts. šŸ“‰ Chances are, those price drops are lower than what the sellers originally turned down. The market isnā€™t crashing, but it is correcting even ever so slightly in some areasā€”so counter. āœļø Whatā€™s the lowest offer youā€™ve ever made that actually got accepted? Replying to @mj23321021 Why do sellers refuse to counter?! šŸ¤Æ Especially when theyā€™re only $30,000 apartā€”thatā€™s a conversation, not a deal-breaker! Buyers are always going to see what they can get away with. šŸ’° But most of the time, you can get them up in price just by countering. Sellers need to counter like they actually want to sell the house instead of taking low offers personally. Quit putting emotion into real estateā€”negotiation is just part of the game! Have you ever lost a deal because a seller refused to counter? Let me know below! šŸ‘‡ #RealEstateTalk #HomeSellingTips #NegotiateSmart #RealEstateAdvice #DontTakeItPersonally #RealEstateTips #alishacollins #realestatebestie #casperwyoming
Replying to @tomminetree Someone told me to stay in my lane and stop talking about roofsā€¦ šŸ˜‚ But hereā€™s the thingā€”as a real estate agent, my lane is EVERYTHING in a house. šŸ”šŸ’” We have to know about roofs, plumbing, electrical, foundations, and more because weā€™re negotiating those things in contracts every single day. We need to understand what repairs need to be done, how they should be fixed, and if theyā€™re actually completed before closing. And letā€™s be realā€”most of us have flipped houses, fixed up our own homes, and been through enough inspections to know a lot more than you think. So yeah, Iā€™ll continue to be out of my own lane. šŸš§šŸ˜‰ Whatā€™s something unexpected youā€™ve learned from a real estate agent? Drop it below! ā¬‡ļø #R#RealEstateTalkS#StayInMyLaneH#HomeBuyingTipsR#RoofRepairsW#WeKnowMoreThanYouThinka#alishacollinsrealestatebestie #casperwyoming
Replying to @juliomost Realtors have to do what the client instructsā€”as long as itā€™s lawful. āœ… And I will always write the offer my buyer wants, no matter what. Thatā€™s why people work with me! Not long ago, we wrote an offer $140K under asking on an $875K home here in Casper, WY. The sellerā€™s agent and the sellers were pissed, but guess what? Itā€™s not my job to make them happyā€”itā€™s my job to represent my buyer. šŸ’Æ You never know a sellerā€™s motivation, and it changes all the time. I canā€™t tell you how many times buyers have had offers rejected, only to submit the same offer months later and have it accepted. And Iā€™ve heard it many times in the comments in the videos as well as had it happen to buyers Iā€™m working with! Buyersā€”last time you wanted to write a low offer, did your agent actually do it? If not, what did you do? Drop your story below! ā¬‡ļø ##RealEstateTalk##OfferWhatYouWant##NegotiationMatters##HomeBuyingTips##MarketShifts##alishacollins##realestatebestie##CasperWyoming
