10k goes into an option agreement I then get planning permission and the value of the development is now based on Gross Development Value. Which I can show on here PROOF of a rics valuation of £675,000. Hard backed by facts. Then at the same time I started to line up deal no2 which I exchanged contracts on this month. I borrowed 20k with the agreement of 10% ROI meaning I pay the investor back £22,000 at the end of the year. I then secure the deal and place something called a long stop in the contract giving me 12 months to complete. The agreed price £200,000. At this time the value is increasing and the seller can’t pull out. I sit and wait out the 12 months and I’ve done nothing other than create an agreement. I advertise the land for sale and agree a seller at £400,000. I can complete both transactions together give the seller the remaining 180k and get the 400k from the buyer. Then give my investor the £2000 interest. Meaning there is a gain of £198,000 and I needed no money to do this. You can’t beat something that requires no money in and you can get leverage and compound effect. There’s a reason I’m paid what I am and people travel not just the whole UK but they now travel from around the world to be in my conference room in Redcar.
