Hard NO.🚫 🛋️Not staging - Staged homes sell quicker and for a higher price point! A talented staging team such as @bridge_to_bridge_staging can make awkward spaces functional, create flow, distract the eye from outdated elements and bring life and imagination to once empty spaces!🥰🪴🖼️🪞 📚Clutter - If it’s difficult to move about the home or just plain messy, it’s very distracting to a buyer and will also make the home feel much smaller than it is…time to clean up & purge!🙌🏼 🎭Not De-personalizing - it is VERY difficult for a prospective buyer to envision themselves living in your home with your family/friend photos on the walls, taxidermy also isn’t for everyone, as well as personal beliefs/voting habits. If your personalization even disrupts ONE buyer from making an offer…you’re hurting your bottom line!💰 👀Limited Showing Availability - the more prospective buyers that tour your home the better shot you’ll have at getting an offer! And the quicker you get an offer the better the terms & purchase price will be! But in all seriousness, here’s the deets⬇️ 📝The law of agency that was enacted in Washington state in 1997 allowed brokers to represent buyers but unlike sellers buyers did not have to enter into a written agency agreement.  That is no longer the case.🤔 👩🏻‍⚖️Starting in 2024 a broker must have a written agency agreement with their buyer clients called a Buyer Broker Services Agreement which, among other things, gives buyers the power to negotiate buyer broker compensation.  📝Buyer Broker Services Agreements include several important elements, including the term of the agreement, exclusivity, the terms of broker compensation, compensation sharing, etc.  The changes to Washington states real estate agency law are intended to modernize buyer broker compensation and create a more equitable and informed real estate landscape.🙌🏼💯 Have questions about what this means to you?
