Don’t get me wrong, I think the outskirts will still outperform the downtown markets. But real estate works in 5 year cycles. In my opinion, 2025 will be the end of this 5 year cycle where we saw the outskirts outperform the downtown markets at an extreme level. I predict that in the fourth quarter of 2025 we are going to see this start to level out and lead us into the next 5 year cycle. Not every job, not always 5 days a week, but it would have the most positive impact in bringing back Chicago’s downtown, and it would help a lot of cities rise from the ashes.  From personal experience, I know everyone we’ve hired that worked from home, their productivity was horrible. I know I’ve taken more buyers out in the past few years from the hours of 11am-3pm then I ever have, and it’s a joke from them every time: “I’m working, but I’m not really working”.  I  know my friends that work from home are constantly distracted by laundry, the dog, that last episode on the netflix show they are binging. I’m not saying it’s all bad for every job, but I know productivity in a lot of positions is down, and I personally think people benefit form an office setting at least part time. (forever full time on the Laricy team).  Most importantly, the impact going back to the office would have on the city is undeniable! Drive down State st. in Chicago... it’s depressing, and it has been. Vacancy after vacancy. If even half the city goes back to the office part time, restaurants would be able to open, mom and pop shops would be able to come back, the city would be alive again. We need it. Not long after her beautiful daughter Olivia Barbara Healy was born, Catherine tragically passed away.  Catherine has been such an integral part of my life for so long. I first met her in 2013. I remember it like it was yesterday. We met at the Starbucks on Orleans and she was wearing a black turtleneck. By the end of the interview I told her we were going to be best friends. But Catherine became so much more than that. Over the years, she became a dear family member to me. Catherine loved having fun, and she was quite the socialite. At team dinners, she was the one who wanted everyone to loosen up right away. She’d be the first to order shots... before dinner even started. She was my go-to for everything. We talked throughout the day, every day—from deals and business matters to politics and gossip. The best was when Catherine would call and say, “Okay, I’ve got some gossip for you.” When Catherine met her husband Patrick, I was so happy for her. He’s one of those genuinely good guys—you know, the kind you meet and immediately think, Yeah, this guy’s great. Catherine’s due date was within a week of my wife’s.  We were going to have two baby girls the same age. I was so excited to see our daughters grow up together. Losing Catherine feels like losing a part of myself. She has an irreplaceable place in my heart. She was the beacon of light in our team—the one who made us shine. I will continue to do everything I can to honor her name.    As many of you know firsthand, Catherine was a generous and thoughtful person. She touched the lives of many, and her brightness shined far. I was just a little bit behind the day my daughter was born (to be clear… completely worth it). But because I was just a little bit behind one day I lost $2.5 million dollars.  Those one or two buyers you miss out on because you went out to dinner 4 days a week add up. When you look back at the end of your year and wonder why your business is down, ask yourself how many times you were unavailable but another agent was. There are a lot of people in this industry.
