We did the final walk-through on this property, and I immediately noticed something was missing—there were mounts, but no speakers! 🎵 The seller had removed the speakers, which were supposed to stay because they weren’t excluded in the contract. They were considered attached to the property, so they should have been included. To make it right, the seller gave us a $200 Best Buy gift card to replace them. The wild part? The buyer had never seen the property in person and was out of service for a week during closing, so I had to hope he’d be okay with the resolution. Luckily, he was! #RealEstateStories #WalkThroughSurprises #HomeBuyingTips #SellerResponsibilities #RealEstateAdvice #AlwaysDoubleCheck #alishacollins #realestatebestie #casperwyomingrealestate #casperwyoming
One of our buyers just scored BIG! 🏠 They wrote an offer $20K under list price on a home that had only been on the market for 17 days—and it was ACCEPTED! 🎉 We didn’t think it would work, but hey, you never know the seller’s motivation. As agents, we do what our clients want, and this time it totally paid off! 💪 #RealEstateWins #BuyerSuccess #YouNeverKnow” #alishacollins #realestatebestie #casperwyomingrealestate #casperwyoming
Replying to @GrannyOutlawIsFedUP! Let’s talk about fixtures that stay with the house when it’s sold! 🏠 Fixtures like TV mounts (yes, even the ones screwed into the wall with huge screws—annoying, right?) stay with the property. Same goes for installed appliances like the microwave and dishwasher. BUT if you want the range oven or refrigerator, you need to ask for them in the contract! What other attached items have caused drama in a sale—whether you’re a buyer or seller? Let me know! 🤔 #RealEstateTips #HomeSellingAdvice #FixtureDrama #alishacollins #realestatebestie #casperwyoming #casperwyomingrealestate
Replying to @bethdevito6 Replying to: ‘Carpet is a remodeling mistake.’ 👀 Not everyone agrees! This house has LVP in the main areas, tile in the bathrooms, and carpet in all three bedrooms—and trust me, plenty of people still prefer carpet in bedrooms for that cozy feel. 🛏️ If cost wasn’t an issue, what flooring would YOU choose? Replying to @Dennis Dobbs Replying to: ‘Sellers realize their house is overpriced.’ 🏡 Honestly, I don’t think most sellers do—even when there are no showings or open house traffic. Many believe someone will eventually see the value or make a lower offer. But here’s the reality: the longer your house sits on the market, the less it’s likely to sell for in the end. 📉 History proves this time and time again. Sellers, price it right from the start! What do you think—do sellers realize when their house is overpriced? Let’s talk about it below! 👇 #RealEstateTips #OverpricedHomes #HomeSellingAdvice #MarketTruths #ListPriceMatters #alishacollins #casperwyoming #realestatebestie #casperwyomingrealestate
Replying to @Donna Reeves A $200 sewer camera inspection can save you from a $12,000 sewer line repair. 💸 Trust me—do the inspection! I spend my life begging buyers to add this to their list, and more often than not, when I have to push for it, we end up finding issues. Avoid the massive headache and cost down the road—check that sewer line! 🚨 #HomeBuyingTips #SewerInspection #RealEstateAdvice #ProtectYourInvestment #InspectionMatters #AvoidCostlyRepairs #alishacollins #realestatebestie #casperwyomingrealestate #casperwyoming
Let’s talk flooring! 🏡 One consistent flooring throughout the house can make it feel lighter, brighter, and bigger—and this house in Thomasville, GA, is the perfect example! ✨ They used luxury vinyl planking (LVP) in every room—kitchen, bathroom, laundry room, and all the living spaces. It’s durable, stylish, and ties the whole house together. I’ll even show you the exact brand! What do you think about using the same flooring everywhere? Let me know below! 👇 #HomeDesign #LuxuryVinylPlank #ThomasvilleGA #FlooringInspo #RealEstateTips #alishacollins #realestatebestie
Replying to @Justine Replying to a comment: ‘The kitchen will make or break the sale.’ 💯 This house is getting a full kitchen upgrade—brand new Builder grade cabinets with crown molding, modern pulls, stainless steel appliances, granite countertops, and a subway tile backsplash. ✨ Kitchens sell homes, so we’re making this one shine! What do you think of the updates so far? Would this kitchen win you over? 👇 #KitchenGoals #FlipHouseJourney #HomeRenovation #RealEstateUpdates #KitchenInspo #alishacollins #realestatebestie #casperwyoming #casperwyomingrealestate
Replying to @Marie Let’s talk about pre-listing general home inspections! 🏡 Here’s why I don’t recommend doing one before you list your house: Every general home inspector finds different things. So, if you do an inspection, fix all the issues, and then your buyer gets their own inspection, their inspector is still going to find new things. That means you could end up fixing two sets of repairs! 🛠️ Not everyone will agree with me, but this is why I suggest skipping the pre-listing general inspection. What do you think? Have you done one before? 👇 #RealEstateTips #HomeSellingAdvice #InspectionsMatter #PreListingPrep #RealEstateLife #alishacollins #casperwyoming #realestatebestie #casperwyomingrealestate
Replying to @kelyzal I’ve been doing walk-throughs before closing for over 20 years, and trust me—they ARE a thing! 🏡 An agent told their client otherwise, but let me clear it up: every closing should have one. Most of the time, everything goes smoothly, but if something’s wrong, a walk-through is your chance to catch it. ✅ Always protect yourself! Do you always do a walk-through before closing? Let’s talk about it! 👇 #RealEstateTips #WalkThroughWisdom #HomeBuyingAdvice #ClosingDay #RealEstateJourney #realestatebestie #alishacollins #casperwyoming
Replying to @Castleandsky Landlord advice after 20+ years in the game: 🏡 1️⃣ Keep applications open for at least a week—don’t rush to accept the first one. 2️⃣ Have a clear set of qualifications for everyone: credit score, income-to-rent ratio, no evictions, no utility collections—you set the rules. 3️⃣ Always call past landlords (you’ll learn a lot!). 4️⃣ And remember: even if you screen well, it doesn’t guarantee they’ll be a great tenant. It’s about minimizing risk, not eliminating it. Last year vs. this year… 🎄❤️ This Christmas looked different without Bob, but we’re honoring him with the memories. We opened presents like always, and then started a new tradition—having a fire in Bob’s solo stove. 🔥 I gave it to him last year, and we made a fire last Christmas morning too. Keeping his spirit with us in these little ways means so much. ❤️ #HonoringLovedOnes #ChristmasMemories #GriefAndLove #FamilyTraditions #InLovingMemory #alishacollins #realestatebestie
Just bought a house? 🏡 Before you move in, here are a few must-dos: 🔒 Change the locks on the doors 🛠️ Replace furnace filters 🚽 Check shut-off valves on toilets and sinks 🔋 Replace carbon monoxide/smoke detectors or at least the batteries 🌡️ Change the furnace thermostat battery 💡 Swap out lightbulbs for the same tone—or update light fixtures! 🧽 Replace carpet (if needed) before moving in 🚽 Change the toilet lid—or the entire toilet What else would you add to the list? Replying to @meditationalchemy “Let’s talk soaker tubs! 🛁 The super short ones you always see in flips and new builds? Meh. 😅 Did you know for the same price (or just a little more) you can get a tub that’s 2 inches taller? Those extra inches make all the difference—it looks way more high-end and it’s closer to being a real soaker tub. 💦 What kind of tub would you choose for your bathroom? 👇 #BathroomUpgrades #SoakerTubGoals #FlipHouseTips #HomeRenovation #RealEstateUpdates #alishacollins #realestatebestie #casperwyoming
Replying to @smile57006 Let’s talk about the in-stock Home Depot cabinets. 🛠️ Yes, they’re made of particleboard, but here’s the thing: they have a solid wood frame on the front and solid wood doors, which makes a huge difference! 💪 When installed properly, they last! We’ve used them in personal homes, rentals, and flips for years. The ones in my house have been going strong for over 9 years, and I’ve had them in rentals even longer. The key? They’re installed and stay put—no moving them around. Who else has used these cabinets? How have they held up for you? 👇 #HomeRenovation #CabinetTalk #RealEstateTips #FlipHouseJourney #BudgetFriendlyUpgrades #alishacollins #realestatebestie #casperwyoming
Replying to @Shae Replying to: ‘When should you do a walk-through?’ 🏡 The final walk-through should always be done on your way to closing. 🚗 It’s your last chance to make sure: ✅ The seller didn’t damage the property while moving out. ✅ Appliances or other included items weren’t removed. ✅ No unexpected issues (like flooding) popped up overnight. If you want to check repairs a few days before closing, that’s fine—but the final walk-through is crucial to protect yourself. Have you ever skipped a walk-through? Let’s talk about it! 👇 #RealEstateTips #WalkThroughWisdom #ClosingDay #HomeBuyingAdvice #ProtectYourInvestment #alishacollins #realestatebestie #casperwyomingrealestate
Replying to @oncdocpr “My go-to closing gift isn’t a basket of stuff they’ll never use—it’s a home warranty! 🏡🎁 It’s a gift that lasts for a year and helps both my clients and me. If something big breaks right after closing, like the water heater, they only pay an $85 deductible, and it’s repaired or replaced. For me, it means fewer stressed-out calls about unexpected repairs. I know some people think home warranties aren’t worth it, but in my experience, my rep has been amazing at getting covered items taken care of quickly. What do you think about home warranties as a closing gift? Would you rather have this or a traditional gift? Fixtures like speakers can cause serious confusion if it’s not clarified from the start! 🎙️ Buyers and sellers often don’t agree on what stays or goes, which is why it’s so important for the agent to explain it upfront. In this case, the speakers stayed—but I’ll admit, I was nervous walking downstairs to check after the last situation where the seller took the speakers that should’ve stayed. 😅 These speakers were definitely more of a fixture than the last ones! What’s the most unexpected item you’ve seen stay or go in a house? Replying to @dawncarroll57 Let’s talk appliances! 🏡 I’m not a fan of stainless steel—they’re just so hard to maintain. 😅 But at my Georgia investment house, I kept the Samsung stainless fridge (the only thing I kept in the kitchen besides the cabinet boxes!) and bought the rest of the appliances around it. Why did I do that when I don’t even like stainless? No clue! 😂 At home, I have black appliances and love them. Bonus: none of my appliance brands match, and I’m okay with that! How do you feel about stainless vs. black? And do your brands need to match? Replying to @AimJoBrown Got a low offer on your house after it’s been sitting on the market? 🤔 Here’s the deal: counter like you actually want to sell it. 💰 Don’t counter near full price unless you don’t really need to sell—then hey, do you! But remember, buyers will test the waters to see what they can get away with. Lowball offers aren’t personal, it’s just business. Leave emotions out of it and make a smart move! 🏡💼 #RealEstateTips #HomeSellingAdvice #LowballOffers #KeepItBusiness #MarketSmart #alishacollins #casperwyoming #realestatebestie
Replying to @gingeria59 Toilet talk! 🚽 Someone mentioned swapping out short toilets for taller ones, but did you know too tall toilets exist? 🤯 Got me thinking—when choosing a toilet, there’s more to consider than height: ✅ Flush power ✅ Water usage per flush ✅ Ease of cleaning What’s your favorite kind of toilet? Let’s hear it! 👇 #BathroomUpgrades #ToiletTalk #HomeRenovationTips #RealEstateUpdates #TheMoreYouKnow #alishacollins #realestatebestie #casperwyoming
