Just sold this 2 bed, 1 bath home in Evansville, WY. It was listed for $165,000! Wyoming is a non-disclosure state so we can’t say what is sold for. 🏡 We had to do quite a few repairs before closing, including: 🔧 Moving the instant hot water heater inside 🔧 Structural repairs and plates 🔧 A new electric panel The new buyer is thrilled! 🎉 Curious—how much would a house like this cost in your area? And where are you from? Let me know! 👇 #HomeBuyingJourney #RealEstateLife #SoldHome #EvansvilleWY #MarketComparison #alishacollins #realestatebestie #casperwyoming

Replying to @sandywhitenack639 Let’s talk about the drama security cameras can cause when selling a house! 🎥🏡 Buyers sometimes say way too much while walking through the house or standing in front of the Ring doorbell—telling the seller their whole strategy, down payment, and how much they’ll pay. 💰 Or worse, buyers or agents make negative comments about the house or others, which could lead to defamation… and it’s all recorded! 😬 Then there are sellers who want to take the cameras, but since they’re screwed into the wall, buyers can get annoyed. What other issues have you seen with security cameras during home sales? Replying to @NurseeeJC21 BSN,RN 🩺 “Replying to: ‘My agent wouldn’t put in the offer I wanted.’ 🏡 I can’t believe how often I hear this! So many people message and comment saying their agent won’t submit an offer because they think it’s too low. Here’s the truth: that is NOT the agent’s call to make. 🚩 Yes, your agent should advise you—like telling you the offer might not be accepted or you could get a counter. But at the end of the day, you might actually get the house! It all depends on the seller’s motivation. Let’s chat about it! 👇 #RealEstateTips #YourAgentWorksForYou #OfferStrategy #LowOfferDebate #SellerMotivation #HomeSellingTips #RealEstateAdvice #alishacollins #realestatebestie #casperwyomingrealestate #casperwyoming #alishacollinsrealestateteam
Replying to @canadian1990 Buyers, camera the sewer line before you buy a house! 🚨 You won’t know if the line is collapsed, broken, or in good shape unless you do. Here’s what else you won’t know without a camera: 💡 How deep it is 💡 How long it is—it could be 30 feet or 130 feet to the city main, and that can make a HUGE difference in cost. I’ve seen sewer line repairs cost up to $30,000! 😳 If you camera it during the inspection and there’s an issue, you can ask the seller to fix it. If you don’t, it’ll be your problem later. Did you get a sewer line inspection on your house? Replying to @naurisfam How much less should you offer when a house has been on the market longer than average? 🤔 Should it be 10%? 20%? Does the price range make a difference—like $200-300k vs. $400-500k vs. $1M? 🏡💰 There’s no one-size-fits-all answer, but I want to know what you would suggest! Would you go bold with a low offer, or play it safe and go closer to asking? Replying to @ares.i.zeus Why should the buyer have to clean the house they just paid a lot of money for? 🤔 The seller should clean their own mess—nobody wants to move into a home with someone else’s filth left behind. 🚽🛁 Dust, dirt, and whatever’s in the toilet… that’s not the buyer’s problem. It’s just common courtesy for a seller to clean before handing over the keys. But unfortunately, not every seller does. What do you all think? Should buyers have to clean up after the sellers, or should sellers be responsible for leaving their home move-in ready? The seller decided to tackle two more repairs before listing! 🔧🏡 ✨ Swapped out the patio door for a sliding one since the lock wouldn’t work 💡 Replaced the kitchen light fixture because the way it was attached to the ceiling just wasn’t it 👀 (Funny enough, someone in the comments last time said we should change it anyway!) We’d already replaced the carpet, caulked the bathroom, and grout caulked the shower, so these last-minute fixes just made sense. Someone asked if sellers ever give me guff for suggesting repairs—honestly? Not really. Most of my sellers call me because they know I’m good at getting houses ready to sell for top dollar. 💰 And they listen. Not trying to be arrogant, just facts. 🏡 Here’s what $325,000 gets you in Casper, Wyoming! This 4-bed, 2-bath bi-level had multiple offers and is closing tomorrow. Let’s talk about two carpet issues that can keep a house from selling: 🏡 1️⃣ When the carpet is dirty—buyers notice, and it can be a dealbreaker. 2️⃣ When the carpet is different in every room—it disrupts the flow of the house. This house is 2,600 sq. ft., so we needed a lot of carpet. Of course, the one I originally wanted was discontinued 🙄, so I had to choose something else. It matches the rest of the house, but I’m not sure you’ll love it! What are your thoughts on carpet—dealbreaker or no? Everyone thinks their house is better than their neighbor’s. 🏡😂 And a lot of sellers believe their home is worth $50K–$100K more—when in reality, it’s not. Here’s what happens when a house is overpriced by that much: It sits. 📉 And when it finally sells, it usually goes for $35K–$40K LESS than it would have if it had been priced right from the start. Buyers, be honest—do you even bother looking at a house that’s $100K overpriced? Or do you just scroll past? About to do a final walk-through on a house that was so gross yesterda because the cleaning company was still cleaning the home. 😬 I got here early to check things out before the buyer comes in. They got this house for a screaming deal because it needs some work, but every time they came back, the house was even dirtier! 🫣 Thankfully, we asked for a professional cleaning, and I’m so grateful for that! 🙌 Have you ever bought a house where it got dirtier every time you went back? Replying to @judyparmer Has a seller ever refused to let us walk through the property before closing? Nope! 🏡 In Wyoming, the state contract allows us to walk through the house within 24 hours of closing. However, most of the time, you’ll actually walk through the home twice before closing: 🔍 Walkthrough #1: A few days before closing to make sure any agreed-upon repairs have been completed. 🛠️ 🔍 Walkthrough #2: Right before heading to closing to check that the house is still in the same condition it was when you made your offer. This includes making sure the furnace, water heater, and other systems are working. 🔑🔥💧 These walkthroughs are crucial to protect you from any last-minute surprises! Replying to @Reggie Martinez Do Realtors and builders hide things? 🙄 Listen, I can’t speak for everyone, but not all agents and builders are shady. The real issue? Some buyers skip inspections thinking a home—especially a new one—is perfect. 🚨 DON’T DO THAT. Whether it’s an existing home or brand new, you need a home inspection. 🏡 🔍 And not just a general one—get as many specific inspections as you need to feel comfortable before closing. Last time you bought a house, what inspections did you get? Who found the most issues—the inspector or someone else? Replying to @worldaccordingtotrevor Replying to: ‘Not everyone has to sell their house.’ 🏡 I get that there are people who don’t have to sell, but honestly, there are plenty who do—whether they’re moving up or down in house size, relocating for a job, or other reasons. Here’s the thing though: the internet tracks everything. If you keep putting your house on and off the market without adjusting the price, buyers will start to assume something’s wrong with it. 😬 But hey, you own your house, and you can do whatever you want with it! Over the years, we’ve done a lot to make sure our clients’ homes close smoothly! 🏡 This morning was no different… During the walk-through last night, there was still dog pee on the concrete downstairs. We were told the cleaning lady would handle it, but when I got there early this morning, it wasn’t done. 😬 That’s when Teresa sprung into action with a scrub brush and cleaner and got those stains out! 💪 We do whatever it takes because we care about our clients and want them to get the home they love! ❤️ What’s the craziest thing you’ve done to get a house to close? Replying to @momma.bq Does it ever make sense to offer a flooring credit instead of replacing the flooring? 🤔 Typically, yes—especially if the sellers are still living in the house. Buyers often prefer to choose their own flooring style, so a credit can make sense. But in this case, the house was vacant, had five different types of flooring, and the old flooring was dirty and smelled like pets 🐾. That’s a tough first impression to get past! The seller chose to replace the carpet, and it’ll make the home much easier to sell. What did you do last time you sold your house? Did you give a flooring credit or replace the flooring? Team LVP or Team Carpet? 🏡 which really means team Alisha or team RC!!! I like luxury vinyl planking (LVP) everywhere—even in the bedrooms! My contractor, RC, prefers carpet in the bedrooms with LVP everywhere else and tile in the bathrooms. But here’s my take: if you want carpet in the bedrooms, just use area rugs—they’re easier to change out with your style and to clean. 🧹 In this house, LVP was actually cheaper than carpet, so I convinced him to go with it! 💪 What’s your preference—carpet or LVP? “Let’s talk radon! 🏡 The radon test on this house revealed levels of 9 pCi, which meant it needed a mitigation system. In this video, I’m showing you how the system works—venting through the garage and out the back. Radon gas is a serious health risk, as it’s been linked to lung cancer according to the EPA. 😷 The cost to install a mitigation system is around $1,300, and it creates a safe venting pathway to get the radon gas out from under your home. Did you do a radon test on the last house you bought? Let me know! 👇 #RadonAwareness #HomeInspections #RealEstateAdvice #RadonTesting #ProtectYourHome #realestatebestie #casperwyoming #alishacollins
An exterior instant hot water heater… in Casper, WY… that only works down to -4°? ❄️😂 Yeah, not gonna cut it. Of course, the seller wanted us (and our buyer) to think it would work just fine, but we did our research and found out otherwise. After four rounds of negotiation, we got our buyer a brand-new instant hot water heater INSIDE the house where it belongs! 💪🔥 Moral of the story? Do your homework—especially when buying in cold climates. ❄️ Have you ever had to negotiate something a seller tried to pass off as ‘good enough’?
